The project encompassed the restoration of the Victoria Hotel, a pub with upper-level commercial space. The Shenanigans pub, composed of a Masonic Hall and the ‘Central Tower,’ both dating back to 1865 and listed as grade II, underwent partial demolition for a modest extension.

The restoration plan included preserving the listed buildings while creating 54 student bedrooms and various amenities, such as a concierge and management office, communal lounges, gym, bin store, TV room, and laundry. The Victoria Hotel pub was retained, and the former Shenanigans buildings were repurposed into a flexible commercial unit (Class E and Sui Generis) spanning ground and first floor levels.

As project and cost managers, we enhanced the project’s value by reviewing and optimising the design through Value Engineering (V.E.). Our competitive tender process and assistance in a revised planning application ensured optimal contractor selection and compliance.

To streamline execution, we categorised works into demolition and main works, and collaborated with the heritage officer to preserve the site’s heritage within budget constraints. Our dual role allowed us to seamlessly manage both strategic planning and financial aspects, ensuring successful project outcomes.
